Airbnb cleaner didn't show up? The next hour, and the rules
Your Airbnb cleaner didn't show up and a guest is due. What Airbnb's refund policy says you owe, what to do in the first hour, and how to stop it recurring.
When a changeover is missed, a guest is about to walk into somebody else's towels, and Airbnb's policy decides what that costs you. This page covers what the policy says first, then what to do in the hour in front of you.
Everything below is taken from Airbnb's own UK Help Centre pages as they read on 17 October 2026. The Rebooking and Refund Policy for homes carries an effective date of 6 February 2025. Airbnb changes these pages, so open the linked versions before you rely on a detail.
What Airbnb's rules say you owe the guest
If your Airbnb cleaner didn't show up, does the refund policy apply?
It can. Airbnb's Rebooking and Refund Policy defines a "Reservation Issue" to include accommodation that is not habitable at check-in, and the first reason on that list is that the place is not reasonably clean and sanitary. A flat with the last guest's bedding still on and bins still full is the kind of thing that wording covers.
The host ground rules make the same point from your side. They state that all listings should be clean and free of health hazards before check-in, and that hosts should clean between every stay: laundry, rubbish, vacuuming, wiping down surfaces. Whether you clean yourself or pay someone, that obligation is yours on the platform.
The 72-hour window, and who the guest has to go to first
72 hours
Guest reporting window
The time a guest normally has, after discovering the problem, to report a Reservation Issue under Airbnb's policy. Airbnb may allow a late report if the guest shows reporting in time was not feasible.
Before going to Airbnb, the policy says that whenever feasible the guest must notify the host and try to resolve the issue directly with them. So the guest's first contact should be with you, and you can answer it with a plan.
Airbnb also says it will in most circumstances try to confirm the guest's concern with the host, and hosts can dispute it. Requests are meant to be supported by evidence such as photos, videos or the host confirming the conditions, which is why the photographs you take in the next hour matter.
What gets refunded, and what it costs you
How much is refunded isn't fixed. The policy lists the factors: how severe the issue was, the impact on the guest, the portion of the stay affected, whether the guest vacates, other mitigating factors, and the strength of the evidence. A problem fixed within an hour of arrival and a guest who leaves on the first night are very different cases under that list.
The first hour after you find out
Airbnb's ground rules expect a host to reply within 1 hour to guest messages received in local daytime hours when check-in is close or a time-sensitive issue comes up. Treat that as the clock you're on.
- Message the guest in Airbnb's own messaging before they find out at the door. Say plainly what has happened and when the place will be ready. Keeping it inside Airbnb means the record is where Airbnb will look.
- Get someone in: your own back-up cleaner, a cleaning company that takes short-notice work, or yourself. If it can't be done before arrival, offer the guest a choice: a later check-in, somewhere to leave bags, or a refund for the first night.
- Photograph and video the property when the clean is finished, room by room, with the time showing. If the guest is already inside, ask before you go in and record what you agreed.
- Put any offer through the Resolution Centre so it's on record. The ground rules say hosts should honour promised refunds in a timely manner, and Airbnb may take a refund you've given into account when it decides its own.
- Write down what went wrong with the cleaner while it's fresh: when they confirmed, when they went silent, what was left undone. That note is for the conversation about whether you keep them.
When something gets damaged
Damage a guest causes
Host damage protection, part of AirCover for Hosts, covers damage to your home, furnishings and belongings caused by guests or their invitees. The page says to document it with photos or videos and estimates or receipts. It gives two deadlines: file a reimbursement request in the Resolution Centre within 14 days of the responsible guest's checkout, and, if you want Airbnb Support involved, submit the supporting documentation within 14 days of the damage or loss. The second can fall earlier, so work to 14 days from the damage. The guest gets 24 hours to respond before you can ask Airbnb to step in. Airbnb states that Host Damage Protection is not insurance.
Normal checkout cleaning is listed as not covered: laundry, dishes and rubbish removal. So a missed changeover isn't something to claim back from AirCover.
Damage during the clean
The protection is described as covering damage caused by guests. Something broken by whoever cleans the property isn't in that description, so it comes back to your arrangement with the cleaner. Ask before the first visit how breakages are reported and who pays, and whether the person or company is insured.
Stopping it happening again
One cleaner, or a company with more than one
A self-employed cleaner can be excellent and still be one person. If they're ill, stuck on a train or double-booked, your changeover depends on whether they've arranged someone to stand in. A cleaning company with several cleaners has more people it could send, but that only helps if it does send one. In both cases, ask the same question: what happens on the day my usual cleaner can't come?
| Ask any cleaner or company | Why it matters on the day |
|---|---|
| Who covers if my usual cleaner is off? | A named answer beats "it won't happen". |
| Will you confirm each visit the day before? | A missed confirmation is your early warning. |
| Do you send photos when you finish? | They're your evidence if a guest disputes the condition. |
| Do you work to a written checklist for my property? | You can check what was done against what was agreed. |
| How do you report damage or missing items? | Airbnb Support needs your evidence within 14 days of the damage. |
| Are your cleaners DBS checked and insured? | They're in your home, alone, with a key. |
Build slack into the calendar
If your checkout and check-in times leave almost no gap, a cleaner running half an hour late becomes a guest waiting on the doorstep. Widening that window, or blocking a night after long stays, gives a stand-in time to get there.
Crystal Clear Cleans offers Airbnb and short let changeover cleaning in Uxbridge and across the London Boroughs of Hillingdon, Ealing and Hounslow, between 6am and 10pm, seven days a week, with cleaners who are trained, experienced, DBS checked and insured. Ask the questions in the table above of us as you would of anyone. To get a quote, send your property size, your usual checkout and check-in times and your postcode through the contact page.

Common advice that is wrong
-
False
“If my cleaner misses a changeover, I have to pay for the guest's replacement accommodation.”
Airbnb's policy doesn't bill you for the new place. You lose payout equal to the refund, and cancelling yourself can add a cancellation fee.
Airbnb's Rebooking and Refund Policy states that the host will receive no payout or will have their payout reduced by the amount refunded to their guest. On rebooking, it says Airbnb may, but is not obligated to, pay for or contribute to the cost of new accommodations. The policy text doesn't say the host is charged for that new place. A full refund still costs you the whole booking, and Airbnb's separate Host Cancellation Policy adds fees if you cancel the booking yourself.

False
“A dirty listing is a review problem, not something Airbnb will refund a guest for.”
Airbnb's refund policy names a listing that isn't reasonably clean and sanitary as a reason it can refund or rebook the guest.
The Rebooking and Refund Policy defines a Reservation Issue to include accommodation that is not habitable at check-in, and the first reason it lists is not reasonably clean and sanitary. Where Airbnb decides the issue disrupted the stay, it gives a full or partial refund or helps the guest find a similar place. How much it refunds depends on the severity of the issue, its impact on the guest and the evidence, so a review is not the only thing at stake.
